Paint color samples and approved entry door, sidelight, garage door and window style sheets are available for viewing at the HOA Business Office at 5896 E. Geddes Ave. Normal business hours are 9 a.m. to 3 p.m. on Mondays, Wednesdays and Fridays.
Before making any visible exterior change to your home or property, you must submit an Application for Architectural Change to the HOA for review and approval by the Architectural Control Committee.
Please refer to the Residential Improvement Guidelines (RIG’s) for specific details about improvements or changes to your property. Updates to RIG’s are listed below:
- Exterior brick may be painted with approval.
- Garage and front doors may only be painted a single color.
- All garage doors must be painted the body color.
- Garage door window molding should be the same color as the door.
- Vertical panel style garage doors are not approved.
- Welded wire may be used with split rail fencing except in front yards. Welded wire must not exceed the top rail.
- No edging, pavers, rock, beds are allowed along front where yard meets sidewalk.
- Porch ceilings must be white or natural wood.
- Railings must be powder coated steel in bronze, black or white.
- Shutters must be sized so that each shutter, if closed, would cover half of the window.
- Minimum number of window grids is 4 for the top and 4 for the bottom windows.
- Small horizontal rectangular slider window by bathrooms or above kitchen will be approved for some models.
- Block glass not approved.
- Obscure glass for entry doors and sidelights may be either seeded glass or the “Sable” pattern by Cordel.
- A package label from any roofing shingle product is required by the ACC upon delivery of shingles to verify the proper shingles are installed.
BEFORE FILLING OUT YOUR APPLICATION, PLEASE REMEMBER THE FOLLOWING:
- The ACC does NOT accept emailed applications.
- All applications must be accompanied by current photo of the home, complete plans, sketches, samples, color chips, and/or other applicable information.
- The signed approval by two members of the ACC is required prior to starting work on the proposed project. DO NOT START YOUR WORK UNTIL YOU RECEIVE FULL APPROVAL OF ALL WORK TO BE DONE. ANYTHING NOT EXPRESSLY APPROVED IS DEEMED DENIED.
- Approvals are valid for one year after the date of approval.
- If 12 months lapse before the proposed project is started, a new application will need to be submitted.
- The ACC shall have a minimum of 30 days from the date of receipt to approve this application. Notification of the ACC is required at the completion of the project. The committee will inspect for compliance with the original application before granting final approval.
- All architectural changes must adhere to the Residential Improvement.
- Roof replacement requires owner to submit a product label to the ACC prior to installation once materials have been delivered, to verify the proper shingles are installed.
- The homeowner must notify the Architectural Control Committee when work is completed via email, with photos, to homesteadacc@gmail.com.
