Perimeter Fence Update: December 2023

This letter to the Community appeared in the December 2023 Homestead Herald:

Dear Homestead Residents,

As you all can see, the fence is well underway and construction is proceeding nicely. 

Thank you to those of you who have paid the fence special assessment early. While the state of Colorado prohibits us from offering discounts to those that do pay in full, doing so will allow us to further reduce interest expenses on the loan, which lowers the cost for all of us. As we discussed in the community meetings, our ultimate goal is to complete the fence project at the lowest cost to ALL homeowners. For those of you planning to make payment in 2024, the payment will be due April 30, 2024 in full or through installments according to the schedule below:

April 30, 2024:             $516.67

October 30, 2024:       $516.67

April 30, 2025:             $516.67

October 30, 2025:       $516.67

April 30, 2026:             $516.66

October 30, 2026:       $516.66

As a reminder, these payments are in addition to the regular dues of the association.

If you want to pay by check, please drop off or mail your check to the Business Office at 5896 E. Geddes Ave., Centennial, CO  80112. If you use online bill pay through your bank, please change the address to the Geddes Ave address. The HOA has disabled the lockbox used for dues collection as the fence payments are going to a different account. Payment may also be made by ACH withdrawal or credit card through PayHOA.com.

If you wish to replace your wing fence with Trex to match the new Perimeter fence, an ACC application is required. The ACC will try to process these requests quickly to keep up with Split Rail’s installation schedule.
