Overview for Garage Doors

This is a compilation of information on these design elements to be informative to the ACC specialists approving applications for these elements.  This works in concert with the other materials and the Residential Improvement Guidelines.

ANY EXTERIOR CHANGE IS SUBJECT TO ACC APPROVAL, regardless of the below.

There are only a few styles of garage doors that are allowed with square or horizontal panels. The profiles are in sample binders in the HOA office.

Homestead’s original garage door profiles were 4-panels across and 4-rows high for a single door and 8-panels across and 4 rows high for a double door.

The ACC has also allowed 2-panels across for a single door and 4-panels across for a double door, both being 4 rows high. As a considered variance, the ACC has approved 4-panels across and 3-rows high.

Garage doors are considered a part of the house and as such, should be painted the body color of the home.

Garage Windows – There are only a few window styles that are approved.  The grids on windows must be painted the same color as the garage door.  The lites in the windows are in two rows either straight or arched. Garage door windows that would be one row with larger lites look too modern and the ACC does not approve them.

Strap Hinges and Handles – Strap hinges or any decorative handles are not approved for garage doors.
