Dues & Assessments

Your 2026 Assessment letter will be mailed in early January. The single-family homeowner dues for the fiscal year January 1, 2026 to December 31, 2026 will be $1,694 reflecting a 3% increase, equivalent to $49 more than the prior year. This amount reflects operating costs, rising service and utility expenses, and reserve fund needs for repairs and emergencies as our community amenities reach 50 years of age.

Your dues support maintenance of open space, walkways, irrigation, pools, tennis courts, and community buildings and savings for the future replacement of the Perimeter Fence. fund.

Village I Townhome sub-association dues will be $691 (50% of the single-family base less fence and trash).

Our governing documents specify that dues be paid in full once yearly.

If you do not receive our assessment letter by January 15, please call the Business Office so that we may send you a duplicate copy.

PLEASE DO NOT WAIT UNTIL THE LAST MINUTE TO MAKE YOUR PAYMENT!

Homeowners: Please do not combine your 2026 fence payment with your March 1 dues check. The HOA maintains two accounts: one for operating expenses (dues) and another for reserve expenses (fence payments). If you want to send your fence payment in with your dues check, please write a separate check for the fence amount.

Payment Due Date: March 1, 2026

  • Late fee: $25 on March 2nd
  • Late Fee Policy: Payments must be received by 3pm on March 1 (or the next business day if the office is closed). For special circumstances, contact the Business Office to arrange a payment plan.
  • After June 1: A lien will be filed requiring payment of dues plus attorney’s fees, interest, and costs.

Homeowners have two options to submit payment:

Electronically: Register via homesteadinthewillows.org under the Dues and Assessment tab. (ACH or Credit Card). Once logged in on your PayHOA dashboard there is an option to ”Pay Now.”  If using online bill pay, list your property address as the account number. Please note: $1.95 processing fee is added to each ACH payment.  3.25% + 0.50 processing fee is added to each credit card payment.

Via Check: Please mail (or drop off) your payment to the Business Office, 5896 E. Geddes Ave, Centennial, CO  80112 for proper credit to your account. Make checks payable to Homestead in the Willows HOA.
