Regular Board Meeting – July 8, 2026, Unofficial Minutes
Call to Order
President Erik Kemp called the meeting to order at 6:06pm
Present: Member at Large Heather Rich; Secretary Stuart Siekmeier; Treasurer Steve Bell; Vice President Robb Origer; Business Manager Sherelle Horsfield; Landscape Manager Nancy Bauer; ACC Manager Emily Maxfield; ACC Coordinator Nancy Parker and Pool Manager Shannon Ricca.
Minutes from May 10, 2026, board meeting of Members were approved as read.
Board Actions
Appeals hearing results Account 224 appealed an ACC denial. Eric moved to uphold the ACC decision and deny the appeal. Steve seconded the motion which passed unanimously.
Ratification
Eric moved and Robb seconded a motion to move forward with legal action on account 872 if no response by July 15, to outstanding Dues/Fence payments

Swim Team

Social Committee
Kate Haaf reported that fourth of July celebration was a huge success this year. She heard from multiple people this was the best fourth of July in 30+ years (many 2nd generation neighbors who grew up here and moved back) and they want to make this an annual tradition. Landon Haaf and Rhett Faircloth emceed again and Kate and friends led the event. The parade had a lot of new floats, they added a foam party this year which people loved, BBQ ran smoothly and the games were well attended.
Kate also hosted the 3rd of July bike and float decorating party with Kona Ice which drew a huge crowd. The event came within budget – $500 from the HOA for the 4th, $300 from the HOA for the 3rd, $500 from the City of Centennial Grant that Kate applied for, and they sold food order tickets which covered the BBQ plus additional supplies, decor, ice cream, etc.
South Pool had 10 lifeguards on duty and they were all phenomenal! They helped with every aspect of the event, which was very helpful as Social Committee always struggle to recruit volunteers to assist throughout the event. The Board agreed to tip the lifeguards for going beyond their normal duties.
Manager Reports:
ACC / Covenant Task Force
The Taskforce walk has been completed and letters sent. Driveways and walkways cited will be reviewed by the Board. These notices will go out in September.
Pool
Everything went well on the fourth July party, the diving board at South was fixed just in time for the pool festivities. Shannon recommended having the welder look at the North pool diving board connection for the handrail and step to avoid the issue that happened at South.
Two umbrellas broke at the North pool after some strong wind last week and are not operational. Another umbrella is broken but still works. FRR needs to purchase four new umbrellas to have one for each table. Quotes will be forwarded to the business office.
The Board asked FRR to perform maintenance at the North pool during Aces rental over the Fall season, Shannon will provide the Board with maintenance costs.
Tennis

Landscape
WaterKetch reported to Nancy Bauer that they have left enough surplus to continue to pick up watering as the weather gets hotter. They are well within the Water Budget and will remain so with increasing water for July and August. After mid-August, they will be looking at numbers and percentages for what the fall season taper will look like, but we should be in good shape with the water we have saved so far.’
The North Rec Drainage project will commence on or about August 10, 2026. The project is expected to last 7 to 10 working days. Working days are typically Monday through Saturday with some exceptions. Completion date is contingent upon weather conditions, permit acquisition, inspection approvals, etc. Service provider will monitor the weather conditions and immediately notify the HOA if they anticipate any delays to the project because of weather. Timberwolf Builders will keep the HOA informed of permit acquisition (if applicable) and inspection schedules as well. Materials and permit acquisition will begin immediately the day the contract is signed. The actual work on the project will not commence until the necessary permits are obtained (if applicable).
Split Rail met with Nancy Bauer to discuss the North & South Pool Dumpster Gates. After reviewing the situation, a decision was reached that the best long-term solution is to replace both trash enclosure gates. Split Rail is currently booked with other projects but will fabricate the new gates in their shop first and then bring them to our property for installation. This will allow them to swap the existing gates with the new ones, in a single visit, minimizing disruption and ensuring there is little to no
downtime for the trash enclosures.
Dumpster signs are now up, and cleanup of various dead shrubs, and pruning throughout the property completed. Repairs to the block walls at both the toddler playground at the North Rec and between the West pool and West tennis courts. River Rock was installed east of the North tennis courts near the toddler playground. Matt’s Maintenance is scheduled to do some tree removal/maintenance work throughout the HOA grounds the week of July 6, 2026.
Business
Sherelle reported that only one resident still owes dues and the fifth installment of the perimeter fence special assessment. Four payment plans are in place, two for fence and two for dues.
South pool sewer line was cleared in anticipation of the busy July fourth celebration. Unfortunately, both female toilets were found to be blocked on Monday afterwards. Colorado Sewer retrieved 2 diapers and feminine products. Besides the plumbing at our pools being 50 years old, no plumbing is built to accept super absorbent diapers being flushed!!!!!
A shoutout to our new social media volunteers; Cameron Nettesheim and Morgan Walton. These ladies saw an opportunity to better our HOA Facebook and IG pages and bring their new ideas forward to promote our many neighborhood social events. Thank you!
Old Business
The camera at North will be upgraded to a google camera and another camera placed to view the parking lot to reduce unwanted behavior in the parking lot and to save on extra trash removal costs from illegal dumping.
New Business
Aces swim team to use the North pool for swim practice from September 8 to end of October, weather permitting. The pool will not be open to residents at this time.
